Design-Build: One integrated team from concept through completion. UBIC coordinates design, engineering, permitting, budgeting, selections, procurement, and construction—giving you one accountable point of contact throughout the process. Construction-Only: Already have architect and plans? We step in as your builder, coordinate with your design team, establish construction plan and budget, and execute the project from mobilization through completion. Either way, you remain informed without having to manage the project yourself.

Preconstruction Before Construction
We believe many construction problems can be prevented before work begins. Before mobilization, our team reviews: plans and specifications, structural and MEP coordination, scope completeness, major material selections, long-lead items, constructability, preliminary schedule, project budget, and potential risks and unknowns. The objective is simple: solve problems on paper before they become expensive problems in the field.

A Budget You Can Understand
No vague lump sums. No wondering where your money went. Your project is organized into clearly defined scopes and cost categories so you can understand how your construction budget is being allocated. Major costs, approvals, invoices, allowances, and changes are documented throughout the project. Never be surprised by a bill.

Guaranteed Maximum Price Option
Once plans, specifications, selections, allowances, and project assumptions are sufficiently defined, qualifying projects may transition to a Guaranteed Maximum Price agreement. That creates a clearly defined maximum construction price based on agreed scope, with exclusions, allowances, owner changes, and unforeseen conditions identified in advance. If savings are created within the open-book cost structure, applicable savings are passed back according to the terms of your agreement. More certainty before construction. Fewer financial surprises during construction.

Your Project, Available in Real Time
Your project management platform becomes the central record for your build. Depending on your project, you can access: progress photos, schedule updates, selections and approvals, change orders, project documents, important decisions, budget information, and upcoming milestones. You don't need to repeatedly ask, "What's happening with my house?" You can see it.

One Point of Accountability
You have a designated UBIC contact responsible for keeping your project organized and communication moving. We coordinate architects, engineers, subcontractors, suppliers, inspections, procurement, and field activities required to build your home. You shouldn't have to manage people you hired to manage your project.

Weekly Homeowner Updates
Every week, you receive a structured project update covering: what happened this week, what's happening next, what decisions we need from you, where the schedule stands, and any issues requiring attention. Even when there is nothing dramatic to report, you hear from us. Because silence should never be part of your construction experience.

A Schedule You Can Follow
Before construction, we establish a detailed project schedule with major milestones and sequencing. Throughout construction, we track progress against that schedule and communicate material impacts when they occur. You can see where your project stands, what's coming next, and when your decisions are required.

No Surprise Change Orders
Changes happen. Surprise invoices shouldn't. When an owner-requested change or qualifying unforeseen condition affects cost or schedule, UBIC documents scope, pricing, and anticipated impact before proceeding whenever reasonably possible. You approve the change before it becomes part of your project.

Quality Control at Every Major Stage
Quality isn't something we inspect only at the end. Our team uses documented checks throughout construction at critical stages, including applicable framing, waterproofing, rough systems, finishes, and closeout. We identify issues while they can still be corrected—not after you've moved in.

Pre-Completion Walkthrough
Before turnover, we walk the home with you and create a documented completion list. Outstanding items are tracked through closeout so everyone understands exactly what remains. The goal isn't to finish construction. It's to deliver a home we're prepared to put the UBIC name behind.

One-Year Workmanship Warranty
Our relationship doesn't end when you receive the keys. UBIC provides a one-year workmanship warranty, subject to the terms of your construction agreement, along with a defined process for submitting and resolving covered warranty items. If something related to our covered workmanship needs attention, you know exactly who to call.
